Rather than spend a lot of money remodeling the bungalow, it made more sense to raze it to the ground and start again. Instead of building one large house they would build three: one for themselves and one each for Victoria and Mark. Nobody anticipated the length of time it would take to obtain planning permission to
demolish and rebuild. For four years they worked with the architect and Wakefield District Council planning department to reach a design, materials and access plan that met the strict criteria of building in a conservation area.

"It is a particularly sensitive site as there is a Grade II listed building at the top of the slope and we were not allowed to block the view of this with the new build," said Martin. ”We spent a lot of time researching every last detail, which ultimately paid dividends. One of the big issues was access. Our construction techniques
required road closures so we liaised with the Highways and Environmental departments, and we also paid for a full topographical survey of the site to demonstrate how the finished property would sit in the context of the surroundings.Because of the complexity of the site and potential drainage problems, I made a computer model of the site so l could picture it in 3D."

Martin's intention was to put the project out to tender to a main contractor, but issues with a structural engineer he hired led to a major re-think at the eleventh hour.
